On the previous page we explained the way LHSTC is working. Now the choice is yours - a difficult one perhaps or you already know what you are looking for. In both cases LHSTC can help you realize your dreams.
There are different ways to live in a house in Thailand. Either you will become the owner of a house or will rent or lease a house and land.
LHSTC advises and helps you with buying/renting/leasing the right house for whatever purpose you want to use it for. On your request, LHSTC will have a third party inspect your house prior to the deal.
Renting a house is the easiest way to live in Thailand. Obviously, there are pros and cons to this decision. A lot depends on your personal circumstances. You can find a house yourself and most of the time everything works out fine. The paperwork can be sorted out in no time and you will have a wonderful time in your rented house. But there is another possibility. How can you be sure that the owner is the real owner? All legal papers are in Thai language and how do you know the identification showed to you is real?
Buying a house or land will take significant time, while finding a perfect house or spot will take even longer, especially in Thailand. Most likely you do not speak Thai language and probably you do not know Thai laws pertaining to buying a house.
If you have decided to buy a house in Thailand, you must be aware that Thai laws are difficult to understand and differ a lot from Western laws. Thai laws often change on a short notice, and not always in favor of the foreigner. All official documents involved in a real estate transaction are in Thai language and have no legal power when translated/presented in any foreign Language. Therefore you need a Thai lawyer who is fully aware of local laws and stays informed at all times. LHSTC works closely with a Thai lawyer who fulfills all requirements of our clients. LHSTC can provide you with information on buying a house and/or land in Thailand but we will also direct you to the lawyer who can always give you the latest accurate information on Thai laws
At one point, you need to make a decision where you want to live and what your criteria are for living in Thailand. Are you interested in a condominium, a villa, a town house, perhaps a compound with or without ex-pats, a big garden or a balcony, a location in the city or a small farm or village? Would you prefer 24-hour security or do you intend to continuously live in the house? Is the house only for holidays or for retirement? Do you mind if your house is flooded in the rainy season or do you want to keep your feet dry? You have to consider all these and many more questions. You definitely need a person to advise you on the location and possible consequences of owning/renting a property. LHSTC is able to answer these questions for you. Perhaps some of them cannot be answered right away but we will investigate and come up with an answer for the good or for the bad. LHSTC is independent, therefore, we will not hold back any information concerning your future living conditions.
LHSTC also can provide you with services at the stage of construction of your house. Such services can involve building, rebuilding, modification or maintenance on your house and range from small to major construction work. Save your time, money and avoid problems with construction and let LHSTC help you with the realization of your dream. Lanna House does not have any houses for sale or rent of its own. Therefore our advice is always independent and client-focused. LHSTC is convinced that only in this way we can serve our clients best.
